Comprehensive screening is an addition to Essential screening. By paying a small fee, you will get an employment and landlord reference alongside the Essential RentPassport. To help us to obtain the reference within our SLA we chase all referees to complete the reference.

What information we verify:

Employment References

We confirm the following details:

  • Company Name

  • Job Title

  • Employment Status

  • Employment Type

  • Annual Salary

  • Start date

We can only accept a reference from a suitable referee:

  • This can be a senior member of staff, for example, a Manager, Assistant Manager or Director. Someone in a superior position to the applicant.

  • A member of the company's HR/Personnel team. We understand sometimes line managers do not have full access to personal employment information, hence why HR is a perfectly acceptable referee to confirm the reference details. Please note if the applicant works within the HR team, only a senior member of HR will be deemed acceptable.

  • A member of the payroll team. The reason why payroll is acceptable referees is due to the fact this is a financial reference. This team will have access to salary and wage information.

Other criteria to deem the reference acceptable:

  • The reference must come from a business domain email (e.g [email protected] NOT [email protected]). We understand smaller businesses may not have a business domain so we have alternatives to be used in this instance (see below)

  • If the reference is provided from a generic inbox, such as [email protected], or [email protected], we will contact the named referee and confirm they are the ones who completed the reference.

If there are discrepancies between what the renter has entered and what the referee has submitted, we will call the referee and confirm the information they have entered is correct and revise the reference before verification.

The following validation rules apply when the employers don’t have a business domain:

Privately employed (for example a carer for a disabled minor, or a PA to an actor)

Landlord References

We confirm the following details:

  • Previous address

  • Payment frequency

  • Tenancy Start Date

  • Tenancy End Date

  • Rent Amount

  • Rent Arrears

  • Any damage to the property (above wear and tear)

  • Would they rent to the tenant again?

We can only accept a reference from a suitable referee:

  • This must be the most recent landlord or agent.

  • The referee must own or manage the property.

  • There must be a formal tenancy agreement in place.

Other criteria to deem the reference acceptable:

  • If an agency has provided the reference this must be a business domain email if the referee is an agency (e.g [email protected] NOT [email protected]).

  • If an agency, are they in a position to provide a reference i.e property manager, lettings manager, etc.

We do not accept references from family members unless we have evidence of the tenancy agreement. If there are discrepancies between what the renter has entered and what the referee has submitted, we will call the referee and confirm the information they have entered is correct and revise the reference before verification.
