Rent guarantee insurance protects landlords against loss of rental income should renters be unable to pay their rent. In addition, our policy includes legal expenses which will cover the legal costs of regaining possession of your property section notices, evictions, and professional legal advice, up to £100,000.

What is the acceptance criteria for my renters?
Your renter(s) must complete a full comprehensive report. For guarantors, we can accept an essential screening or comprehensive screening.
Your renter needs to be earning at least 2 and a half times the monthly rental amount. This can be made up of working income, Benefits and pensions or a combination of the 3. Employment contract length minimum 12 months remaining.
A credit check clear of CCJS/Bankruptcies or IVAs – Renters or guarantors need to be clear of IVAs, CCJS and bankruptcies for at least 3 years.
Proof of identification
We need 2 forms of ID to confirm the tenants are who they say they are and this needs to include 1 photo. So we usually suggest a passport or driving licence along with a utility bill of some sorts. A verified Canopy Credit Check will count as 1 form of ID.
A suitable guarantor will also be accepted for someone who is 'High risk' or 'Accept with 'Considerations' and does not have to be a homeowner.
